Project Summary
The
Chason Woods Subdivision application proposes a 498 lot
single-family residential subdivision (public) utilizing the
conservation subdivision provision of Section 10-7.204 of the Leon
County Land Development Code (LDC).
The proposed
development also includes the development of two (2) non-residential
(commercial) lots within the subdivision.
The proposed development is located in the Urban
Fringe (UF) zoning district, is designated UF on the Future Land Use
Map of the Comprehensive Plan, and is located outside the Urban
Service Area (USA). The parcel in which the proposed development is
located consists of approximately 697.1 acres.
The application
proposes to develop the site as a conservation subdivision, defined
in Section 10-7.204 of the LDC as development designed to encourage
environmental resource protection and restoration by permanently
setting aside preservation features. In addition, conservation
subdivisions shall allow for a diversity of lot sizes, housing
choices, and building densities.
In keeping
with the conservation subdivision requirements, the site plan
reflects placing approximately 62% of the site which contains
environmentally sensitive areas in conservation easements.
Proposed residential lot sizes range from a minimum of 0.24 acres to
a maximum of 1.09 acres, and the two proposed commercial lots
consist of approximately 1.67 and 1.64 acres, respectively.
The application also indicates that central
sanitary sewer and central potable water will be extended to the
site and provided by the City of Tallahassee.
Access to the
site is proposed via connections to Sunflower Road (minor collector
roadway) and County Line Road (local roadway).
