5. Concurrency
What are the
requirements for concurrency for a Type D level site plan review?
Before an applicant can apply for Type D site and development plan review, they
must first submit an Application for Development Approval (ADA) for a
Development of Regional Impact (DRI), go through two (2) rounds of sufficiency,
and ahve a valid development order. Comprehensive Plan amendments may also
be needed, and can run concurrently in many cases.
Question #21 of the ADA consist of a
discussion of impacts to the transportation network. Other questions
within the ADA are used to determine impacts to other concurrency
facilities. More information on the DRI process may be found on the

website. What fees are associated with a Concurrency Determination?
An application review fee is charged at the time an application is filed.
Mitigation may be required, based on the outcome of the traffic analysis.
For a large project, generating over 100 PM Peak Hour trips, the applicant
must provide a traffic impact analysis. Staff performs the traffic
impact analysis for projects generating less than 100 PM Peak Hour trips. The concurrency application review fees
are listed in the
fee schedule.
