LANDSCAPE CODE COMPLIANCE

1. 10-4.344 Landscape Area Requirements:

   1. Minimum of 25% of developed areas devoted to landscaping.

   2. Industrial land use area 15% minimum of developed devoted to landscaping.

   3. Five percent of the landscaping area located within the interior of the site.

2. 10-4.345 Natural Area Requirements:

   1. Minimum of 25% of total area of the developed site preserved in natural condition.

   2. Natural areas designated and recorded as Conservation Easement.<

   3. Landscaping Area Credit Requirements:

      1. Preservation and protection of tree clusters, protected trees, native species, urban forest & native understories;

      2. Protection of severe grade areas;

      3. Perimeter buffers provided on three sides;

      4. Inclusive of significant ESA areas;

      5. Provides forested buffers along any roadway; and

      6. Includes environmentally sensitive considerations.

3. 10-4.346 SITE DESIGN ALTERNATIVE to 25% Natural Area Comprehensive Development Plan

   1. Preservation of at least 10% of existing vegetation with emphasis on quality protected trees;

   2. Plan prepared by a qualified individual;

   3. Meets criteria for appearance in function and combustibility, and harmony with existing and off site characteristics;

   4. Conflicts between vehicular and pedestrian circulation are avoided, while utilizing existing site characteristics;

   5. Integration of proposed and existing vegetation is demonstrating in plans, with emphasis on forested buffers & corridors, preservation or restoration of forest communities, preservation of upperstory constituents;

   6. Plant Schedules contain both botanical and common names, sizes of materials by dimension and container size; location by dimension, and notation describing species diversity;

   7. Planting specifications and species selected for the site are suitable for individual site environmental characteristics of soil, slope, wetness, and microclimate;

   8. Plans indicate compatibility with an adjacent site environmental factors;

   9. A detailed vegetation protection plan is provided, to be administered by an on site supervisor;

   10. Detailed vegetation and landscaping maintenance plans and narrative.

4. 10-4.347 OFF STREET PARKING AND VEHICULAR USE AREAS

   1. PERIMETER LANDSCAPE REQUIREMENTS:

      1. Ten feet wide strip of land along the entire front perimeter of the site located between the front property lines and any vehicular use area;

      2. Six feet wide strip of land along entire side and rear perimeter of the site located between property lines and any vehicular use area used as an access way with the exception of:

      3. Four feet wide strip of land between a side and rear property line and a vehicular use area used as an access way;

      4. Agreement between adjacent property owners for implementation of one landscaped area for side or rear perimeter landscape areas;

      5. Total perimeter tree requirement - one tree for each 25-linear foot of perimeter area, 75% to be shade tree classification, with 133 sq. ft. of planting area, and with grass or other ground cover in all landscape areas not occupies by landscape material or permitted access ways;

      6. A visual screen shown in all required perimeter landscape areas providing a 30" high opaque hedge at maturity;

      7. Access way through perimeter landscape areas meet county standards;

      8. Separation between one-way drives not more than ten feet;

      9. Sight triangle provided where access way intersects the right-of-way of any street;

      10. Provide vehicular stops adjacent to landscape areas so overhang does not exceed 2 feet.

   2. INTERIOR LANDSCAPE AREAS

      1. One 400 sq. ft. planting area provided for every 5,000 sq. ft. of vehicular use area;

      2. Three (3) 2" or (2) 3" caliper shade trees with other landscape material provided for each island;

      3. Minimum width of island 12' exclusive of curbing with exception below:

      4. Minimum island width of 8' exclusive of curbing when medians are at least 50' long with shade trees no greater than 15' on center;

      5. Ground cover including grass not to exceed 8" provided;

      6. Natural Area Wavier up to one-half interior landscape wavier when equal area within vehicular use area is preserved in natural state, a minimum of 400 sq. ft. in size.

      7. Functional Wavier when the applicant demonstrates that interference of function within the vehicular use areas, relocation of substitution can occur with Director¹s approval.

5. 10-4.348 BUFFER STANDARDS RELATING TO UNCOMPLIMENTARY LAND USES AND ZONES:

   1. Mobile home parks adjacent to single-family or office uses - 20' buffer strips, one tree for each 12 1/2 linear feet and visual screen 8' in height formed by two staggered rows of shrubs;

   2. Reduced Width Alternative - 10' with all plants placed toward less intensive use;

   3. Multi-family uses adjacent to single-family - 20' buffer strips, one tree for each 12 1/2 linear feet and visual screen 8' in height formed by two staggered rows of shrubs;

   4. Reduced Width Alternative - 10' with all plants placed toward less intensive use;

   5. Office uses adjacent to single-family - 20' buffer strips, one tree for each 12 1/2 linear feet and visual screen 8' in height formed by two staggered rows of shrubs;

   6. Commercial uses adjacent to single-family, multi-housing, mobile home subdivision - 20' buffer strips, one tree for each 12 1/2 linear feet and visual screen 8' in height formed by two staggered rows of shrubs.
