Implementation of Mahan Gateway Node (MGN) Future Land Use Category
Objectives and Policies
The Board of County
Commissioners endorsed Comprehensive Plan amendments on June 3, 2009
that consolidate the Mahan Residential Corridor (MRC) and Mahan
Residential Corridor Node (MRCN) future land use categories. These
two categories will become one future land use category known as
Mahan Gateway Node (MGN). The MGN future land use category
establishes many goals and objectives as well as allowable overall
densities and intensities. A summary of the Comprehensive Plan
Amendments that implement this new category are available online
(Amendments PCT090211 and PCT090212).
The Department of
Growth and Environmental Management is charged with implementing the
next step in this process which includes the creation of land
development regulations (zoning districts) which implement the
intent and objectives set forth in the new Mahan Gateway Node (MGN)
comprehensive plan category. This is accomplished by establishing
zoning districts that are specific to the corridor which address the
limitations on density, intensity and allowable land uses consistent
with the parameters established by the Mahan Gateway Node Future
Land Use Category. Many of the zoning development standards will be
drafted based on community input and feedback.
