What can I do with my property?
Although this seems like a simple question, it can become really complicated, very quickly. Should you want some personal assistance in determining what you can do with your property, you may call (850)
606-1300. Ask the receptionist to connect you with the
Development Services Advisor.
On the other hand, if you want to explore this matter on your own, you'll need to review the following information:
In determining what you can do with your property, the most important factors are your property's location and zoning. The zoning will provide you with a list of allowable uses. Zoning categories and allowable uses are outlined in the
Tallahassee-Leon County Comprehensive Plan. You can find your zoning district online by using the Tallahassee/Leon County GIS.
Local governments are also required to maintain specific services, such as, roads, stormwater, parks, solid waste, water, sewer, and mass transit facilities, in order to support the demand that new development will place on these services. This requirement is known as
concurrency.
If you wish to obtain written verification clarifying land use and permit issues and determine the appropriate review processes for your property and proposed development you can request a
Permitted Use Verification.
The next step is to read our process overview, which can take you step-by-step through all permitting and review procedures.
