In determining what you can do with your property, the most important factors are your property's location and zoning. The zoning will provide you with a list of allowable uses. Zoning categories and allowable uses are outlined in the Tallahassee-Leon County Comprehensive Plan. You can find your zoning district online by using the Tallahassee/Leon County GIS.

Local governments are also required to maintain specific services, such as, roads, stormwater, parks, solid waste, water, sewer, and mass transit facilities, in order to support the demand that new development will place on these services. This requirement is known as concurrency.
